for investors: Concept This can be as stand alone project or in conjunction with an adjoining TIVOLI family entertainment center with any number of rides and facilities. The concept is to utilize empty old factory buildings located close to large middle/working-class population areas. The market is younger people & family entertainment. Can, of course, also be greefield projects. We
have used Poland as an example and Poznan as market research model
for a number of commercial reasons. We built the first center inside the Poznan Fair Grounds. The Poznan Tradefair has been open all years, except during the two WW, since 1924. It has 600.000 m2 under roof in dozens of halls with 1 million visitors per year and - importantly - a place traditionally visited annually by businessmen from all of Poland and the rest of the old Soviet empire - open year round. Thus a unique place to market the Wheel*s concept from. Skateboards,
roller-blades, go-carts, roller-skates, mountain bikes. Market is middle / lower class kids and family - reasonably priced fun, within reasonable travel distance/cost from large population areas.
More than 55 % of all families buy one or several of these types of
equipment - every year. Suitable for emerging markets in development. Political change at such speed has it's social consequences. Kids, teenagers and family facilities are left far down the limited official budgets, yet parents are well off, but without enough places for family activity. Inner-city facilities are disastrous with at best a chlorinated swimming pool of 1950's design, a stone-seat stadium or parks dying from pollution or neglect. WE propose a franchise concept of a WHEEL*S/TIVOLI site per 1.5 million people, with indoor, all year facilities. COST per Wheel*s project is minimal in that the area abounds in large empty warehouses and factories that can be purchased / rented at low prices. A hard floor is installed suitable for all sports. Use of lightning etc. minimize interior decoration cost, as atmosphere is intended as sportive and club like, rather than flashy. Staff 4-6 per unit. Estimated cost per project, incl. go-carts, equipment etc. US$ 150 - 250.000 plus setup cost. RETURN exceed 20 % p.a. growing with each number of franchises and or rides in a given country. TIVOLI parks adjoining can be built according to local market requirements. Rides vary in price from $ 100.000 to several million for roller coasters. A prototype must be built in each country and proven viable before franchise concept is launched. Research
